● Step 2 — I-956F Receipt & I-526E Filing
Capital Wired · I-526E Petition Filed
Upon receipt of the USCIS I-956F notice confirming Regional Center exemption, investors wire their $800,000 capital contribution. I-526E petitions are filed individually — not pooled — for each investor immediately thereafter. Capital deployment into construction commences upon I-526E filing.

Investor capital is deployed into the construction of Magnolia Luxury Condominiums beginning July 2026. During this period, the 70 USCIS-qualifying jobs are created, documented, and reported. Investors receive quarterly development updates throughout the construction period.

Upon project completion and stabilization at approximately 95% occupancy, the I-829 petition to remove conditions from permanent residency is filed. Investors and their qualifying family members are on track for unconditional U.S. Green Cards. The preferred return begins accruing per PPM terms.

HUD Refinance or Asset Sale · Principal + Targeted Return Repaid
Upon HUD loan refinance or sale of the stabilized asset, EB-5 loan principal and the targeted preferred return are repaid to investors per the Loan Agreement and PPM terms. The projected stabilized asset value of $8,000,000 at 95% occupancy provides a 2x coverage ratio against the $4,000,000 EB-5 raise.
